your right about green construction being more, but I heard that strawbale is to green construction as riding a bike is to driving a hybrid.

nico, I'm really into doing a modern dwelling with the strawbale so maybe better siding and detailing but still with the organic lines inside as you mentioned. really try to push it into the modern realm.

depends on local construction fee and how big. but you can build some kick ass modern house for $250-300k. i just saw this 10 acre of land on sale on Lake Placid. sooo tempting.
i'd love to design my own house.

the advantage of having your own land is that you can greet trespassers wielding a 12 bore shotgun bellowing "GET ORF MY LANNNDDD!"

versa there two vacattion trailer on this land already and an 8x10 storage building. your choice. 10 miles out of lyons on top of a mountain. we'll split the satelite dsl ;)

65k for the land, that's pretty good. if u can have 9acres and kick ass mondern house for under 300k, that's a good deal. also think about resale value.
something to consider is the time you have to invest. i know this one guy, he spend 3yrs from design to construction finish. about 2.5yrs in construction. that's a long time to wait and oversee the site work. the house was build in NC for about 300k but resale value is about 500-600k. it frustrated his client hell out of it.
if i were to buy land, i'd design the basics of the house and let the architect or my friend figure out all the construction detail. i don't remember how to do construction documents anymore...

Got to see the land and if there's a road, water, south facing flat spot, well potential.
I've heard estimates of 125/sq. ft. for strawbale so potentially 250K w/ land(first phase).
of course, drill the well, septic, solar panels, gets you to 300K pretty fast so that what I need to plan for, I guess.

sounds like a lot of work. but hey, i bet you get a lot of satisfaction out of it after the completion.

was you riding up in Lyons lookin' for that lot? Hall Ranch ride mid-morning possibly? ;)
if it is north of that along the north end of fruit loops, it gets tricky up there and i can see how you might need to find an agent to see it.

i live somewhat rural and on a well & septic system.. coming from the city there's so much to learn about keeping these things in working order, let alone having to build the house et all.
we have friends who make a living buying land, building on it and then selling the property... you REALLY need to know what you're doing. just the legal end of buying property is mega stress on its own.
give home ownership at least 5 years before you consider building.
