65k for the land, that's pretty good. if u can have 9acres and kick ass mondern house for under 300k, that's a good deal. also think about resale value.
something to consider is the time you have to invest. i know this one guy, he spend 3yrs from design to construction finish. about 2.5yrs in construction. that's a long time to wait and oversee the site work. the house was build in NC for about 300k but resale value is about 500-600k. it frustrated his client hell out of it.
if i were to buy land, i'd design the basics of the house and let the architect or my friend figure out all the construction detail. i don't remember how to do construction documents anymore...
