in that case just do the home page as theres no point in 301ing the content as it would rank differentoly anyway because it IS different... you're not going to get much boost from 301ing an unrelated site you know.

I'm working on a new site for a client to replace their existing, reasonably well established (and content heavy) site.
They're rebranding and will launch on a new url.
What's the best way to go about this as the old site will ultimately be coming down but should it be left with a holding page saying "Visit new site here / url" or should I auto redirect somehow?
Some of the old content will be moved across to the new site but not all as it's also a good excuse for them to cull a lot of out of date/now inaccurate stuff.

Firstly get the new domain online and drop some content onto it, do some blog posts linking to it and submit a sitemap to webmaster tools as you want the crawler to access the new site as soon as its active.
Next work through their existing content , repositioning it into a better site structure (a big job in its self) then re-work the page titles and content to improve upon their existing search term results.
be careful not to cut the content that is getting traffic, just mark it as out of date... and dont scale back the size of the site too much as google likes big on-topic sites. you can always link the out of date content to new articles that are up to date and pass some juice.
Next 301 all old domains pages to their new pages
Next ping google using an RPC service to tell it about your updates.

Good thing about this is that it can be used for responsive site, i dont see how it would affect seo since the code can be read, but what do i know :(

Trooper! Hi, hope you could help.
A few agencies keep saying "Oh you need to rebuild your site in Wordpress or your SEO is shit." They even offer to do it for free for us cause it's so important. Can that be so? Sounds like bull but why would they offer that unless it was true.
