condo's to me are bullshit, you really don't own them fuckers. You figure out all the math and then you owe association fees on top of it every month. I have a friend in chicago who bought a seemingly nice loft in the south loop. then a big rainstorm hit and he had to cough up 40 g's to tuckpoint the side of the building and had no real choice in the matter. Goodbye equity.

I own a loft and everything has been fine as well. I could have easily afforded a house, but I just don't have the time to mow the lawn, etc, etc.

I own my parents house in Upstate NY and I'm readying an offer on either a townhouse or a condo in San Jose (Campbell, actually). If you can buy now is definitely the time. I can hook you up with my agent who has been the greatest asset in this and one of the few agents I've ever trusted from the beginning. I have a house, just putting it up for sale now.
Mortgages are ok, as long as you can cover the repayments + a bit extra in case interest rates go up in the future.
My minimum payments are AUD1700 a month but I pay AUD2500. That way I will have paid my house off in 13-14 years instead of 25. After I sell this place in the city and move out into the valley here in perth I will have 4-5 years to go.
If you can see your self being there for at least 2-3 years I say go for it, you can always cash out and get some money back if you have been there a while. Its likely houses will go up in value as the economy steadies over there no?

now is a great time to buy if you are in a position to do so. Get a fixed rate mortgage though. I own a house and it's work and the mortgage is more expensive than rent but it's totally worth it.

my wife and i bought our house about 6 years ago, before the housing boom really hit in Toronto/Mississauga it was totally worth it...

We bought our house 12 years ago and I haven't been bored since. Hmm... I should bump the "Home Improvement" thread with our latest project.
When we set up our mortgage we did a 20 year bi-weekly payment plan, which gets you an extra two mortgage payments each year. Smart move: we're on schedule to have it paid off 2012, which is pretty damn cool.

Bought my first house in LA in 2001, renovated it, sold it in 2003 and bought a craftsman here in Portland. A couple years later we bought a condo with another couple at the coast for an investment. I'll be holding onto it much longer than I had anticipated, given the market, but it's still nice to have. We get to visit the coast when we want and rent it out the rest of the year to help with the mortgage.

Me too. Downtown Toronto. About the same monthly expense as renting, only you're basically just investing back into yourself. Very good long term investment – plus you've got somewhere to live in the meantime!
