Bottomline, I was just looking for an in, because my buddy's got the process for buying lots in this area down. Less headache for me and the property value is just going to skyrocket in the future. Techies with kids and a good school district area..

most builders aren't going to sell you land in their comunity and let you do whatever you want...it would bring down the value of the other homes if it isn't in the same style...plus, they own the land and probably have spec homes that they offer to choose from when you purchase a lot...this isn't like buying a parcel of land on some abandoned street to do whatever you want to with

me and the future mrs fooler are looking for the same price range here on the left coast.
All we can find is crappy neighborhoods with meth labs.I swear to god we looked at a place for 310K and decided it was too much then we saw some lady walking a dog and 2 goats down the same road.
How the F can I not afford to live in a neighborhood that has freaking goats roaming the streets?

you might want to look into purchasing some land with an old house already on it. maybe something that can easily be levelled. that way, you get the tax benefits of payments on a home that you wouldn't get from purchasing just a piece of land.

Be sure to do your research. There's evidence that the market is cooling. You don't want to get upside down on an investment.
I have an associate who had to sell her house for 70K less than she paid for it last summer (this is in Mass.).
