you land in their comunity and let you do whatever you want...it would bring down the value of the other homes if it isn't in the same style...plus, they own the land and probably have spec homes that they offer to choose from when you purchase a lot...this isn't like buying a parcel of land on some abandoned street to do whatever you want to with
