Don't jump on the first thing you see...take your time looking because there are diamonds in the rough out there, I found mine 2 months ago after looking for 4+ months. make sure you have a great realtor, mine was kind of a pushy fucker trying to make a deal.
Also, don't stress too much on the $$ part of it. Factor about 20% of your payments coming back into your pocket at tax time.
Happy hunting.

any tips from house owners?

(Feb 17 06, 12:08)upgrading your kitchen will be the best investment you can ever make to your new home.
it might seem expensive now but you also have to think of it as an investment for the future. the first house i bought and sold netted me over 100k. good luck!

congrats - I hope everything works out. Great way to invest.
I just bought my 3rd place this weekend. It's at the coast and will mostly be an investment property and a weekend getaway. Closes next month - I can't wait.

well,, its better to be in debt 200k since it is an investment, rather than paying a thousands every year for rent. If you can swing the payments and come out ok.. no reason you SHOULDNT buy a house

I wish i could find a place for and only end up $200K in debt. I''m looking now and there is no way I"m going to find a place for under $400K in San Diego. That's slumming here.

far-out
you would get a VERY nice place for that money here
i spent just 250ish and got a sweet 3 bedroom bungalow near the beach here in nz

don't forget to keep up payments on your house if you're getting a mortgage. get insurance for everything, fix dripping/leaking/exposed stuff asap and be nice to your neighbours

When buying it makes it less stressful to think how much more stressful it is selling one.
