upgrading your kitchen will be the best investment you can ever make to your new home.
it might seem expensive now but you also have to think of it as an investment for the future. the first house i bought and sold netted me over 100k. good luck!

i spent sunday laying out new kitchen ideas. who ever built this house didnt know about space and flow. + all the carpet has to go, putting down laminate throughout. i cant afford 3k on hardwood, but carpet is grose

Also, buying a new toilet and dropping the kids off at the pool in it for the first time is something to be proud of.

go straight from walk-through to closing...not a day or two before.
i've known people who got terribly burned by not doing that.

If its an older house (pre-1950) check to see if you plumbing is galvanized steel pipes (especially the supply line to the street.) Mixed metals (steel + copper) create some funky voodoo and the steel plugs up like a clogged artery. I got burned on this one two houses ago and had to replace 5k worth of waterlines.... You get a huge tax refund for the first 10 years...your hand will hurt from signing your name so many times at closing.

Also, don't stress too much on the $$ part of it. Factor about 20% of your payments coming back into your pocket at tax time.

I'm very stupid. I bought an apartment building and haven't done much work on it. Planning on leasing it out to people within a year's time.
Problem is that it's going to cost me way too much to rennovate it right now.Yet I still rent myself.
I don't make much sense.

definitely a lot of freedom that goes with having your own place, especially in deserted areas.
run around in your undies in your yard, skinnydip and BBQ. not that order of course

not sure my neighbors will appreciate me running around in my undies. not until they taste my bbq that is. then they won't care what i do as long as they can get more bbq.
