Rent Stablized!!!
1st floor!!!
1-large bedroom
living room, many large windows, great sunlight!!!
large kitchen, and i think 2-3 closets-1 is possibily walk-in closet.oh and a foyer!
-here is the scoop:
the apartment is in my building, its on my floor, there are 6 total apartments in my building. the girl who lives in this apartment told me she is moving out, and breaking her lease.
i have a great relationship with my landlords and i believe that a reconmendation from me can land anyone i want into that apartment.
rent: $1100+ but it will be stabilized!!
2 blocks from subway, 2 blocks from 3 different supermarkets.
tons of places to eat, massive movie theater, and a very safe neighboorhood!!!all time plus: Landlord does not live in building! i.e. smoke all the pot you want!!!

parking is really pretty easy there. do you have a driveway epill?

yes there is a driveway, another plus is that there wont be a broker's fee.
its 4 stops from manhattan as well!!! like 15 minutes by subway to midtown manhattan.
cab rides usually cost $12-from midtown; $17+ from downtown.
cheap as hell!

ursper livves a few blocks away from me and has already expressed that he does not want to stay in astoria. but if he wants to see the apt he should email me.
$1100 is a guess, i pay $1200 and i have a large 2bedroom.
i dont have all the info nor am i making any guarantees in landing the apt.
but if someone is definitely interested, i will push for them to get it as the girl that lives in there only told me today and she just called the landlord today as well.
also make sure if you want it that you have good credit! because there will be a credit check!
another thing that must be addresssed is NO PETS!!!

what size apt do you have in downtown?
i can tell you approx sizes of all the rooms in this apt, i am not sure square footage though, but its ground floor!!!

the price may not be $1100 may be raised but only by 3% max, it is rent stablized.
the apt is on 44th between 30th ave and 31st ave.
