    This week we're starting renovations to about a third of the condo. It's something we'd wanted to do 5 years ago—even bought the flooring at the time—but my contract was up and I didn't work for quite a while, then was on contract-to-contract and still digging my way out of debt from that time. It feels good to finally be back in this position.

    The renos:
    • Flooring in the hall and guest room / my office / lounge
    • Pocket door to the above
    • Murphy bed in the closet to free up floor space
    • New wall unit / storage / built-in desk
    • Combining the linen closet with laundry closet
    • Pocket/recessing cabinet doors
    • Counter and sink, overhead cabinets, tiling
    • Slick new wash tower with silly phone app

    • Pro-tip: the city building inspector is your friend. Contact the city building department to inquire if permits are required, or if they have been issued.monNom
    • The contractor should be the one signing for the permit, otherwise you might be on the hook for their underperformance.monNom
    • Inquire about course of construction insurance as well. Your regular policy may not be in-force during a renovation.monNom
    • Final note: all contractors are shady. Conduct yourself accordingly.
      Cover you ass(and hire a lawyer for contract review), and things will likely turn out great

    • ^ They don't need to know, but you need to know what you are signing. Contract review with a specialist in construction is a modest expense, given the risks.monNom
    • Check WCB is paid up as well. If not paid up, WCB can come after you for arrears, as you were the 'employer'.monNom

    • It's a thing, I got a letter earlier this year from WCB collections inquiring about an arborist I didn't end up hiring. I dodged a bullet, apparently.monNom
