so my landlord just called and said there is going to be a rise of $800 for the new lease.
we were already paying $4000 (four of us)and now it is becoming $4800. IS this legal in NYC area? ISn't there a maximum percentage for these kinds of rise? Do you guys know any URL I can check this out?
this is nonsense.

yes, it's totally legal. unless, you are in a rent stablized building.

thats nuts!!!!! i live in happy rent stablized and my rent only increases like $34 a year.
you gotta love them old eople living in them apts forever at $300 rent and then i come in and take over rover!!!!

wow I didn't know that before. so there are certain buildings that are rent stabilized huh?
but still it makes 20% rise. dude that's impossible!!
- e-pill0
not buildings...certain apts...but i guess a whole building can be stablized...the increase on a stablization apt can only increase 2-4% of the annual rent...and if you have the stablized apt to begin with then your increases will be less than a tank of gas.
$4800???!?! where you live??? alothugh i did live on 12 btwn 6th aqnd 7th i had a 4 floor brownstone with 11 fireplaces and 3 balconies...but that was stablized too.
:)

dude..
I live between 1st and 2nd at 13th st. and I have just found out that our neither building nor apt. is rent stabilized.. that's pretty fucked up now.it is a nice apt with 4 rooms and dishwasher and 2 bathrooms but still 4800, it is nuts. Time to move out.

What is a rent-stabilized apartment?
Rent-stabilized units in New York City are those apartments in buildings of six or more units built between February 1, 1947 and January 1, 1974. Tenants are entitled to receive required services, to have their leases renewed, and may not be evicted except on grounds allowed by law. What is a rent-controlled apartment?
For an apartment to be rent controlled the tenant must have been living there continuously since before July 1, 1971. When a rent controlled apartment becomes vacant, it either becomes rent stabilized or is removed from regulation.

That is fuckin crazy. Me and my girl have been looking for a place for the last month and every landlord we meet was a total dick asking for way to much. So we went to a broker found a 2 beddroom on bedford and n8th rent stabed for 1300 :)

good luck.
probably it won't be too easy to find a good place now. your part is $1200, i assume. that's a pretty good price for your location. just make sure to find a rent stablized apt next time and make sure you read all the paperwork.

sorry to hear thats happening to you man, it just shows how fucked up the real estate market is in new york. best of luck trying not to get fucked... which probably will end up happening anyhow.

$800 increase is wack! Bull-shit.
I pay $1200 mortgage for my 1915, 2000 SF home, all to myself—in Salt Lake though.
