BTW: you've done a wonderful job of reinstating your backyard.
Looks just fantastic.I have a so many friends of varing age groups that are looking to sell, and I know how much of a pain in the royals that is to hear.
It purely sux, but in the end when the housing economy goes it's better to have sold ahead and be renting for a year off. You'll have well over market value for your place and be able to get a better one for a better price, but mind you with a little bit higher interest rate.

i'm in at 6.25% on a 30 year fixed... so i can safely ride out any catastrophe the near future may have in store....
the timing in any market is a difficult thing to nail down.
it will boil down to "is it right for you, now"... and i don't think i'll ever regret doing so.
and thank you very much for the compliment! i'm enjoying the little bits of "sweat-equity". it's more personally rewarding than anything else.

The cost of properties here in San Diego is so high that most 1st time buyers end up paying interest only for a while.
An interest hike could really mess things up for a lot of people.

the vines were growing outta control. they were a mess. they also attract a lot of large bees. and my girlfriend is highly allergic. i still have a lot of landscaping to do... but i wanted to start from a fresh pallete.
plus i want to use the wall to project movies on in the summer nights. i wish i could find a fucking deal on those digital projectors,... they're so-oo expensive.

that was some seriously dangerous work.
i felt bad... but that apricot tree was prolly about 70-80 years old... never been maintained. it wasn't in good shape at all.

Ya this place is 2 bedroom, both huge ... has dishwasher, disposal everything.. really cool for this area.. and im paying less than Epictive for his studio ahaahaha
