Ok, I'm still thinking about this, and it's not gonna happen soon, but in future, I'm planning to retire from creative profession and start doing real estate. My company/me did a lot of creative business with real estate industry and so on and I'm sure that even if I start working in real estate, creative side would help me to do marketing/promotion without any expense. I'm taking my real estate classes from next month or so and getting my license just in case. I wanna do fix-ups and renting.
How much money do you think is necessary to even start doing this. $20k,$30k, $40k, $50k? Am I crazy or what?
Cheers!

i think if its something you wont to do no matter how crazy it is, you should do it....i had a typography tutor that was a real estate agent aswell and he loved it, and yeah ur creative side will help so much, i cant tell ya how many real estate companys that have such bad advertising and layouts......
go for it!

Most real estate agents (like so many other industries) work of 'their reputation'. Good real estate agents I know, know all the people in their area really well, and have a big fat address book with all their regular clients details - just keep in mind that it takes time to get to the top in any industry.
Good luck - and remember, clients are clients... you'll have 'can ya just do it for 10K less' clients just like the creative 'can ya just make it redder'.

investing in a real estate is a great idea.
becoming a real estate agent is questionable. it is tough job that is usually 100% commission based. Sometimes a couple months can go by with no money coming in.
something else to be aware of is real estate is a market that will probably be slowing down over the next couple years. again a good time to be buying property but a tough time to be selling it.

What happen to the pimping hoes business? I thought that was going to be the next move.

Carlito, been there, done that. :) Wanna start being classy from now on! So when you read one day in the newspapers:
"Today, Boz, a real estate mogul, was cought in affair with the daughter of another real estate businessman, Donald Trump. Even though Mr. Boz is married with 2 kids, he's been known to be a player, so this fact doesn't come as a shock at all. When asked for comments about the affair, Boz just responded 'Trump can kiss me where the sun doesn't shine. What his daughter and I do behind the close doors is nobody's business. So suck on it, you wig pancy.'"
Class all the day with of course scandalous comments and affairs.

fyi: i think if you took an informal survey you will find a good percentage of designers/art directors also have real estate licenses... real estate is hard, it works best if your born into it or are a aged, big haired, trophy wife who want's to earn a little pocket change. Are you really just saying you want a break from design? amen brother, i say then do what you need to do...

Go for what your heart takes you to.
I personally woudn't stand to be in a office taking care of that kind of bizz, I know it pays well.. but anyway.. that's just me, I wont bother show you all my philosophical reasons..
You have the guts, because most of people who choose to be in a creative field hardly come back to any other, only when $ is the key for food, they actually rethink, but I think it's a matter of climbing on a more safe path.
as I said, it's a personal thought.
Good luck man, sincerly!

Realestate business cards are the left overs and scrapes, the dropouts of hollywood. The unwanted uninteresting headshots. I take that back there are a few interesting ones. You coming from design should be able to photoshop well. Gluck. HAHA.

Well to tell you the truth I do not want to be an agent. I want to buy properties, fix them, and possibly rent them out (long term profits) and on ocassion do fixups and then re-sell them for additional profit. I would definitely stay for a while in design (I still love this occupation too much and I think I'm pretty good at it anyways), but when looking at long term goals I don't think it can provide financial gains as it used to. I don't want to go into my point of view of the creative industry but I can tell you that 16-18 hour days with almost no personal life is just hitting me too hard and even though I do make decent money, it will never be as it used to in terms of company growth and so on. This industry in general is going down, especially web stuff and if you plan to make a solid living, have whatever you want in life, unfortunately our industry will not provide us with that. It might've been this way 10, 20, 30 years ago, but in the next few years, web sites and similar will become a commodity.

I quit this industry a year and started fresh as a wine merchant. I've never regreted it for a second.
The funny thing is that you'll be amazed how your perspective about design will change too as you will start looking at it from the client's point of view.
If you are confident as you sound just go for it.
GOOD LUCK!

Considering switching to something else myself. Just not seeing the job security in design. May have to go back to school and get my teaching certificate, so I can make ends meet.

you won't make much buying and renting... it's a sellers market all over.

I feel like there's not much built-in security in any field anymore.

I think it sounds like you have the right idea. Even if you do a little freelance work while making the transition to a stable passive income you should be alright. I am getting ready to rent out my first property in the next year or so with more to follow. In the mean time I am trying to gather up cash to cover my ass. Real estate can bite back if you aren't ready for it.
- Boz0
Well the fact is that when I'm ready to take a plunge I will basically have about $30-$40k to cover my ass for a while. I'm not gonna start doing this with no money that's for sure. And of course still running my design business until I get at least few hundred to a thousand bucks in positive cash flow.
