I agree, building your own is the best way to go.
My friend has Sage TV on a dedicated computer, that he bought for that purpouse. (TIVO is actually a computer too, by the way).
What is the difference with tivo?
100s more options than tivo will ever have, you can upgrade the hardrive very easy and install as many as you want, you can use a remote controller and everything, choose the way the box looks, customize menus, even add your own graphics, etc
and besides buying the box, its free.
