    all in all, if you need to be by public transportation (don't have a car), then your best bet is in the:

    mission district (hip, great food, rough around the edges sorta, somewhat cheaper rent, close to the BART which is huge and the nicest weather in the bay)

    noe valley (considered stroller valley because of the family-centric environment, pretty expensive, but close to almost all modes of transport and nice to walk around. the weather is also pretty nice, but sometimes windy)

    bernal heights (mostly younger people that are looking to buy property for reasonable prices (*cough) mixed with blue collar older generations, somewhat rough around the edges. longer commutes into downtown, but still relatively close. not as much public transit compared to noe/mission. weather is a little cooler, and the fog rolls in faster...but still pretty nice usually)

    i could go on, but for the price/public transportation/weather/and overall vibe, i think they are pretty nice.
