I'd try a list a few key ideas - bullet pointed list if possible which outlined what you are trying to convey. If it's specific things then a shopping list will help. For example, photograph of reception, photograph of conference room (showing view or lake) . . . etc. just so you get all that you need.
It's easier to tick off a list of shots during a busy days shoot than rely on a "cover it all" type instruction.
If you're looking for a style I'd be more focused on the photographer's past work and make sure they know what it is you're looking for - so reportage, or informal portraits or whatever.
A couple of guide images can be useful but don't go over the top as you may just get back what you've shown them.
