Hello you bunch of fucking hipsters...
OK - joke ends there!
So the wife and I are looking to buy an apartment in Brooklyn and as you can imagine ALL the usual suspects as far as places are on the top of our lists.
We are not hipsters but we do have a baby arriving in 2 months.
Whilst we are part of the melting pot, we are not on corners sellin' rocks. We don't listen to Afrika Bambaataa shit and clearly not hip-hop...
Would you consider looking at Bed Stuy or Bushwick?
I don't want to be stereotypical here but what I have seen of both I wouldn't want to live there but hey, this is an investment so may have to suck it up.
2 bedrooms in Park Slope for example are $1 plus
You can get a town house in Bed Stuy and Bushwick for around the same price.
Any serious help/thoughts would be greatly appreciated.
Cheers

- This is a world destruction, your life ain't nothin. The human race is becoming a disgrace. Nationalities are fighting with each other. Why is this?zarb0z

Are you saying that you want to avoid areas with a significant black population?

Ditmas Park, Brooklyn
You may be a few years late to the game- still some reasonable places.

I have some friends who lived in Park Slope for at least 15 years and found that living in the East Village was cheaper (14th between A and B)
- but Afrika Bambaataa shit thoughmonospaced
- Yep - whilst the market is apparently slow - the prices are still crazy.nylon

You're lucking in that Brooklyn has more condos than coops. Coops have boards to deal with. The downside with condos is that they're more expensive and have more closing costs.

Neither would be a "bad" investment.
- You NY-based Mono?nylon
- Yes. I'm been in Manhattan for 9 years, now looking to purchase in the 'burbs within the year also. :)monospaced
- I'm looking for a home though, not an apartment. For me, I need space and a yard, and will travel for it.monospaced
- I hear you. We just aren't ready for the 'burbs yet simply from a travel point of view... Good luck mate...nylon

CyBrian - totally agree.
Another thing we are finding is that there are 'cheaper' places but the taxes are much higher so they kind of get you either way :(
Total minefield...

Seems real estate will keep going up around Manhattan as people can't afford to buy in the city. Long Island City, Astoria will go up for sure. New yorkers are spreading like a virus away from the city. My guess is bushwick would be a good investment since it's not too far from Williamsburg and the city.

Can you give us a rough idea of the budget?
I keep thinking it has to be close to 1M, since it's NY, but I don't live there so I'm just speculating based on rent.
- nylon0
I feel like most places are 900k- 1m in BK.
The difference from 1-1.25 I have found to be significantly better.
It is a case of our long is a piece of string. 1.4 will get you better than 1.25 if you get me...
Fucking crazy money, period...
We currently have a one bedroom. We can move into a two bed upstair but they want DOUBLE rent!!!
At that point, you may swell buy as you are pissing you money away. To be fair, already pissing our money away...
- We've lived in Park Slope for the last 7 years. Would love to buy in the next few years, but it's tough getting that 200k+ downpayment. Esp w/ childcare costs.bulletfactory
- We could have a mansion back in KC.bulletfactory
- We are looking at 10% down.
20% is too much for us!
Coop - they want you to have 1st years payments in the bank also :(nylon - one year!? fuuuuzarkonite
- fuck, how is it Toronto is more expensive than brooklyn?Gnash
- are there a lot of 1M+ 2/3 bedroom apts in Toronto?bulletfactory
- if you aren't putting 20% down, you're really fucking yourself in the ass, like, really hardmonospaced
- there are indeed, bulletGnash
- Damn - shit's expensive everywhere.bulletfactory

Ridgewood queens is very nice, located above Bushwick, houses we start about 600k. Less rap more salsa banging out of cars.

I second Ridgewood
- a house down my street, couple just bought (600k) fixed up (80k) now they have to sell as wife is being re-assigned to Cali. they have to sell 1940 Harman strobotron3k
- they haven't even moved in, all new, looks swell, you should go by and check it...robotron3k

if what you've seen of bedsty or bushwick doesn't turn you on already, no please don't more there. your gentrification will only drive prices up for the people who live there. i love bedsty and bushwick just the way they are now. i live in west harlem at the moment. my apt is huge and recently remodeled but i hope to move back to Brooklyn soon we if its a downsize in space.
but id never buy in New York. I'll be putting my money on California real estate.
- but the big quake is coming to cal.Gnash
- @Gnash, that's not really a problem though ... all houses there are built with that in mind, and have been for 100+ yearsmonospaced
- ^ can they survive underwater? :)Gnash
- lolmonospaced
- glug, glug... :DGnash
- Why wouldn't you buy in NY? If you own, you don't have to fear gentrification as if it were a threat to your existence.CyBrainX
- pinkfloyd0
For a mil, you might be able to find 3 unit properties in queens. You can rent out the 2 units that would cover most of the mortgage.
- duckseason0
I've been in Bed Stuy for about 5 years and love it. If I could afford to own in the area I would in a heart beat; however, cost to rent/own in these last few years has skyrocketed - studio apartments in the new development across the street from me were going for 1mil...
What didn't you like about the area?
What are you looking for in a neighborhood?- Duckseason... Talk to me... I would value your input...nylon

How about Jersey?
or
If you only have a baby, buy a apt in Park Slope and upgrade in 10 years when the other neighborhoods have gotten rid of Afrika Bambaataa listeners. Should be a safe investment.
