best way to motivate him is to tell him what you really think and kick him out. Not to be mean, but because it will be better for him, and for you.

not much you can really do except to tell him you don't think you are compatible roommates and kick him out

give him 30 days to find a new place. tell him sorry, but you just aren't compatible roommates. if that doesn't work tell him you just need more space.

Just confront him. I've done this in the past, and it actually works; for a little bit anyway, then they go back into their old routine. But you will just have to keep hassling him till you can give him the boot. Often times they don't realize how much of a piece of shit they are being until you tell them.

Is it a house that you own?
I would lay down the line with specific details of what he needs to do or hit the road.
The tarp covered bike leaking oil would make me nuts.
Also, if hes a landscaper why does he have a shitty garden?

put pubes on his toothbrush.
