$450k for a 3 bedroom, 1300 sq. ft. townhome 30mins from downtown insane?

when I was looking to buy 2 years ago the cheapest houses in boulder were 375k for a 2br fixer upper. I ended up in the hills above boulder 15 miles away(25 minutes) on 1.3 acres for under 300k. 1300 sq ft, 2 car garage, pond, mtb trails, 15 miles from ski resort.

It sounds like an interesting place, do wages compensate the cost of living? The attitude in Vancouver is that you make less because it's such a "privilege" to live here. I can make 20% more in Toronto where the cost of living is less.
I'm not really down with commuting by car tho. I love taking the train in.

I live in Capitol Hill in downtown Denver and I have a pretty dope apt for only 725 a month (including utls). It's hard to get away from that for Boulder.
