Live/Work London Rent

I'm looking for agencies, websites, groups, telephone numbers.. any decent contact for the rental of studio-like premises, for anywhere in and around London, with a lean towards the North.
Can anyone help me?
I've been digging through a handful of sites, and so far the only useful, appropriate one seems to be Gumtree - surely there's got to be a good'un somewhere?

it's nearly impossible. there are some spots out in limehouse and the like, or at least there were a few years ago, the 2012 may have put the kibosh on that. typing live work into gumtree is the only way i've found to do it, but they all claim to have 1200 sq. ft. spaces on the kingsland road and they're not exactly as advertised...

well, you either have to go quite a ways out or pay a lot. live/work is just super trendy and you've got city louts grabbing up all the best spots from inner hackney to stoke newington.

Yeah, I've seen urbanspaces advertising via gumtree - I'm looking for somewhere a little more down at heel - somewhere I can make a bit of a mess and not worry about it too much.
Living-wise, I'm content to slum it for a couple of years, as that's what I need - a bit of rough to kick me in to touch.
Whither the property market glut, eh?
