go on google earth and see if there are any random acts of violence.

It has been a little bit barren and commercial but not what I would consider a "bad" area. Very close to downtown by car but would be a transit nightmare. Obviously close to the lake and soon to be gentrified.

Has promise. Could be an awesome area in a few years. Lots of trendy bars and some wicked art galleries there.

If you are talking "trendy bars and some wicked art galleries" you may be thinking Parkdale not Parklawn. Parkdale has been a "bad" area but improving and does have promise. Don't know of many condos there yet.

its pretty far out. thats probably why prices are looking pretty cheap.
taking transit to and from downtown would not be fun.

cool, I have a car, i was looking for a small condo close to the lake and a nice view...I'll be driving out of downtown for the most part...but yeah I'll have to look into the TTC thing but I rarely use it but if in the future if i work downtown the TTC would be nice.

another area's worth looking into, im on a tight budget of something around 190K so I know my place wont be great or that large, id like a one bedroom though

I'm not familiar with condo pricing but I live in Riverdale which is grossly expensive for housing but work just south of there in the Film District or Leslieville which is more affordable, a good investment, close to the lake without the view but extremely car and transit friendly. Tons of new condos being built all around my shop.

drop me an intersection so I can google map it, if you dont mind, I know nothing about toronto.

is lakeshore busy heading west in the morning?
- smltom0
For some reason I thought you were moving to Toronto from the east coast. The Gardiner / QEW is busy both ways in the morning. Stick with the west end of the lakefront. I was at a clients rental cottage on Lake Ontario just west of Kipling south of the Lakeshore, amazing area but no condos yet. I've always been in the east end so probably can't help much.

nah moving from niagara falls to toronto...its tough never bought real estate before and dont wanna learn the hard way.
- smltom0
Real Estate in Ontario is the only thing I've ever made real money from. Bite the bullet, you won't regret it. I started my own company last year, way too late but hopefully that pays off as well since it is as challenging as being an employee. Good luck!

I think there are condos on the other side of the Lakeshore that might be a better investment.
and here's a traffic site:

hiten,
forget condos, buy a house in my crackhead neighbourhood and you get a front and back yard.
and 10 times the space.

Transportation isn't bad if you do have a car. At runneymede/bloor there's a big parking lot where you can day park if you take the subway.
Bloor West Village / High Park and the water are all really close to you, but if you want to get around easily without a car - then ya... not so great.
Have you checked out Royal York/Bloor area? Places are still rather cheap, newish, and close to transportation, the river, etc.
I'm at Old Mill/Bloor btw.
