bretheren,
I'm building a site for a real estate agent. He wants his individual houses for sale listed on his site. With all the MLS info and stuff. Is there some sort of subscription that he needs to sign on to? Where do I even start on this?muchas gracias

if he is with an agency, then they should have provided him an mls subscription. If he's self-employed or starting an agency himself, he has to contact MLS in order to get an account setup.
I worked on fixing up a site for a broker a while back, and that integration is possible. I warn thee, its a b**** to setup.

on a scale of 1 to 10 how difficult is it?

I gave up...it is without a doubt, the shittest software application ever. So it suits Estate Agents fine.
I tried for fucking EVAR to build it into a site I am working on right now - and just gave up because it's so unflexible.
I gave him a new database that his secretary updates everyday..kinda like a mini-MLS...

i did it once with the "bridge" sfotware ehere the agent buys he service or is supplied the service from their parent company remax etc. and there is asmall chunk of code that you can use to search but I was never able to ge the search results in the actual site, besides a frame.
Jevad was right it F-ing sucks.
if they are a broker there is an open source appa called http://www.open-realty.org/ that allows the agent to list homes and then export a csv or xml to the MLS search for inclusion.
good luck

eh - for the money he's going to pay me I'll tell him to go to one of those sites that gives you a premade one....
sounds like too big of a hassle

So why is integrating mls into the site so difficult?

jev's right... pain in the ass and you can't really tweak MLS to really suit your 'wants' as a designer... so prepare for a shitty look no matter what.
the only thing I do now is set up a frameset, design a purty header and footer and then dump the MLS provided script (w/broker code)... and call it a day.
the MLS clowns need to hire some designers to skin their data... blech.

I've done 3 jobs for "Real Estate",
and I agree it is the crappiest software known to man. Aside from the software, dealing with Agents is next to impossible, you give them a quote and they act like your asking for their nuts. But yet they make 6% off a sale for opening a house and walking you thru.I now won't even take a Real Estate related client after these clients.
make sure the money is GREAT before taking that job!!

right on everyone, I am going to charge him a lot and make the mls section look like dogshit. I may need some testimonials telling how lame it is to style it, So I will paypal you all a beer if I need them for sure.

I'm working with this right now as well.
Pretty header and footer is the way to go for sure...
