Hey Dinky
Does she want to use a broker or not ? I know it sucks but if she does i know a really good one.
She'll easily find a nice place for that amount of money anyway.

what does she charge?
i know most brokers charge like 10-15%
it doesnt hurt to pass her name to my friend.

even though it seems like kind of a ripoff, i always use a broker, cause they got inside sources. you usually end up paying less rent etc, through a broker; that's my experience.

how much does a broker charge?
10-15 %?
is the cost p front or is it part of your montly rental
- jdcomba0
the last one i dealt with took one months rent.

I know someone who has a studio 2 blocks from Virgin Records on 47st (Time Square/Hell's Kitchen), and she's only paying $508 for a studio. The place is really work 2600, but she doesn't make a lot of money, and lucked out on a lottery.

you guys know of any openings?
her budget like i have said is around 2000-3000

Would you guys suggest brokers as a good move or not? I'm moving there in early sept, and my budget won't be $3000, but I'm going to need to find someplace to crash. And left to my own devices I'll probably end up living in some shit hole...
Appreciate any tips.

you could probably rock out with a studio in brooklyn or jc? i don't know if moving to manhattan with $3000, will be the best thing to do, but might work. you have to think about security deposits etc.

my building may have some opening up. i know some people are moving out.
what is she looking for? studio or 1bedroom?

i also suggest a broker. i looks on craigslist full time for a week and found nothing good. got an apt in 2 days with a broker. had to pay 10 or 12% up front, but it was worth it.
check out park slope, i like it there.
