We had tier one credit.
My wife is a high school teacher, so they had all sorts of ways to get us in. The first year of payments were high but we refinanced after one year to bring it down a bunch.

the first thing I would do is get pre-approved for a loan, then find a good real estate agent who is willing to take you to see TONS of properties.
this is the best way to compare what you can afford with what you'll get.

get a credit history report on yourself and make sure there are no skeletons in your closet.
if you're clean - you're good! bottom line is that mortgage companies *want* to give you a mortgage - thats how they make money! But if they see you as a liability then it will be harder to get a good one at a good rate.
Write down things you will not compensate on in your new home and things you will...if you know you want a balcony or yard don;t waste time looking at places that don't have those things - you'll jsut end up second guessing
yourself.Know what you want...and when you find the right place...you will know right away!

It's down around Vine and 18th...I ideally wanted a loft down near wazee but we have a dog now and are getting nearly double the size space for lofts that were were looking at down there for the same price. Common sense kicked me up a bit!
