CD track burn problem..help!!

Anyone have a remedy for this? I am burning 10 tracks on to a CD through toast 5.2 and track 9 & 10 show up in the track listing but you can not select 9 and 10 to play. This happens every time and i've gone through a dozen CDs. Help appreciated! Thanks in advance!!
