Wow! Those are some strict demands! That's great if people don't blink at it.
I go by 30 days to pay, as that is usually standard (so far no one has taken more than a few days).
30% retainer
KILL fee. I've got it stated something like 'if client cancels or terminates project, for any reason, they are responsible for all hours at the agreed upon rate of $$$$ per hour, plus a 15% fee of the entire project'.
It's something like that. We make out if someone cancels it, basically. I can look if someone is interested.
