I work at a mortgage company now, but not doing mortgages (go figure). There is a great financial opportunity, but you need to bust your ass. I went to high school with the guy I work for and he has been tenacious in the business. Now he owns his own company, and makes millions... all at the oh-so-old age of 29.
I don't know where you live, but I don't know how well you would do part time (probably better than a full time design job though). I'm out here in Vegas where the mortgage money was literally falling from the sky for the last 2 years.
