Do yourself a favor and strike downtown LA from your thoughts...
Go closer to the beach and be prepared to rent or pay $800K+
The last thing in the world you want to do is buy deep in the valley and spend half your life commuting. If you can put yourself in a situation where driving to/from work is minimal, you are better off. Go surfing with your extra spare time!
