It will open up and it will do very well. That's just how things go.
I remember working near broadway market when I graduated 8 years ago, there wasn't a huge amount there, certainly wasn't filled with hipsters every night like is now. I couldn't really care less if starbucks opened there. If there's a real local culture that people want to preserve then they will. If however people are making a fuss because it means the area won't be 'cool' any more then, who cares. The real protest would be people not buying coffee there when it opens.
