A new family moved into one of the flats in the block one of my mates stays in and one day he came home from work to find a fresh shit in the hallway.
He picked it up in a bag and went to their door. When they answered he basically shoved it (not literally) in their face and said - your dog has shit in the hallway and here it is (handing it over) and exclaimed 'next time it's getting posted through your letterbox or worse' (or words to that affect).
Needless to say it's never happened again.
I suppose the fact that he's about 6ft with a skinhead probably helped the scare/warning factor of the visit.
