I agree South Park and North PARK are good spots for working downtown Little Italy is super close, as is Bankers Hill and Golden Hills ( which CAN be cool but it can be sketchy too.) Personally I would stay away from living in the beach communities...you can always get to the beach in 10-15 minutes form wherever and you don't have to pay those prices! Linda Vista/USD is super central too...just DO NOT live in Mission Valley...you will hate that decision within 3 months.
