Do a clean install (and when the installer comes up, go to Disk Utility, and format using the wipe option, if you want your data really gone, before going back to the Installer)... then when the welcome screen comes up after restart, Cmd-Q, so you don't have to create a user (and when the buyer start it up, they get the welcome video thing).
