I have a great idea how to answer this brief.
Design a great logo (for free) but make the marque exactly the same as a large corporation that they may not have heard of.
Then when they choose your design (with great typography etc) they will start to use it. Then a few months down the line, inform the large corporation that a small condo company is ripping their logo. Will serve them right for doing design on the cheap and not paying for legal searches etc
