Try Gumtree. I scoured loads of sites for ages (I mean, over a year) and could rarely find anything that was on budget (ie. <£1500 p/m, which my new venture can't really afford).
My current venue's a shared warehouse space in North London. Ok, it's not the prettiest of places - but it's big enough for everything I need to do, it's relatively cheap, I can make a mess (perfect for what I'm starting doing) - it's functional. If a client insisted in coming around, I'd be happy to - otherwise I'll just use the money I'm saving each month to rent a meeting room in town for a couple of hours - or, better yet, go to a restaurant.
Tell you though, I only found this place through my network - all the initially preferred options were either too expensive or too inadequate - there appears to be a surprising lack of decent creative-centric live/works in London.
