    - AGA range; duel fuel
    - a proper, exterior vented, 3 stage hood
    - on demand hot water
    - at least one counter section of hard maple (~ 28 x 45")
    - all drawers with vacuum stops on close
    - at least 5 mil, recycled flooring- preferably 600F resistant
    - front apron sink; one volume
    - under-counter lighting; all on dimmer
    - radiant floor heat
    - 70/30 refridgerator (i like the SubZero's)
    NO's to:
    - built-in knife blocks
    - electric ranges
    - wall-mount ovens
    - duel-volume sinks
    - overhead lighting
    - non exterior vents
