    Go by your hourly rate.

    Determine how long it will take you to do the site, breaking it down by design phase (with client approvals), revisions, Flash, site construction and so on.

    Then, calculate the hours and add an additional 10-20 percent for padding in case the client is a pain-in-the-ass.

    Also, add in a stipulation that requires the client to pay hourly for anything beyond the initial scope of the project (like adding new sections to the nav, etc.) and be sure to get it in writing.
