Depends on the budget. First off, install Google Analytics and let it run for a week, or a month at best. Then you have a good overview of what people want from your site and where you are right now. Designwise, a standard WP theme should do the trick. I'd work on the content and tech before going crazy on the design. Maybe switch to a white background and use that yellow for higlights. But first, just start off with a basic theme and focus on content.
Put more money in creating good images and add a proper search. Add a Google Map locator for the houses. A proper Amazon widget for the books and other affiliate links could generate more Money. Page very long pages, split that.
Make sure to keep all URLs. Name images and give them alt-tags. Enable Gzip on your server. Create Social Media Accounts when content is good enough. Instagram and pinterest are fucking link goldmines! Use XML Sitemaps.
