Welcome to the whitest place on earth!
Boulder is, as you said, small. There's a small 'urban' area around Pearl Street, that offers arguably the best atmosphere in town, but it's also the most expensive real estate.
I'd recommend steering clear of 'the Hill' around the university, unless you're a big fan of Beer Pong (that shit goes on 24 hrs a day there).
As you venture north, there's a more 'suburban' area (N. Boulder) with subdivisions and houses. (Now, mind you, Boulder is a suburb of the suburbs of Denver so the further out you go, the more removed from 'cultured' civilization you get).
Right now, I'm living east of the university on 35th st. It's a nice area, and has an acceptable buffer between myself and college students.
I used to live in Gunbarrel, which is the area just outside of Boulder proper. It's out in the middle of a big field.
There's also Longmont, Broomfield, and Louisville, which are located north, south, and east, respectively. All three of those towns will have significantly lower rent than anywhere in Boulder.
Are you coming from a city? Because Boulder is most definitely NOT a city--it's more like a hamlet.

I am no expert - but that CPB office is waaaaaaaaaaaay on the edge of town. If you want some space and stuff, you may consider Longmont.
BTW - it is nothing like LA out here, so I hope you dont like LA all that much. Having moved here from LA via NYC, I gotta say I love it every single day. Not so many hipsters and wannabe actresses. Some real people and a lot of nature (and green grass).
