granted, they are very high spec.
but in the development there are going to be hundreds of new properties.
i dont think that there is a sustainable market for people who can afford these prices.
they might sell a load to start off with but once everyone that can afford one gets one, then they are going to be left with a shitload of apartmetns they cant shift i reckon.

It's pretty similar in Leeds in terms of development. You should see the incredible number of absolutely horrible "city centre living" appartments that have been built in the last 4-5 years.
I can't possibly see where the demand for so many flats is coming from but I'd bet my last quid that a lot of them will be available at a good discount in 2 years time because they'll be empty.

nothing like high enough to afford these dwellings...
(jamble, I know in Glasgow, which saw a parallel increase in house prices to Embra, though not so high, that many of those city centre redevelopments went exactly that way a few years ago)

down in Leith thers LOADS of new developments and people buy the flats up thinking they are buying an investment that they can rent out. but the truth is that if you look on rental sites, you'll see the same flats available that have been up there for ages

I figure in about 15-20 years time, when our (30 something yrs old) generation hit about 50 and our parents are downsizing their homes, there's going to be a shitload of property on the market that nobody in our salary bracket can afford so it'll come right down in price.

As for city centre appartments, they're the ghettos of the future. The freshly turfed landscape gardens won't last long and neither will the buildings judging by the look of a lot of them around Leeds. They will look tatty and run down in less than 10 years.

I live in Edinburgh and I can afford a lock up or a retirement home si I'm stuck renting. Pfff. Depressing given I've worked my ass off since leaving art college... and the salaries are nowhere near enough to afford a decent place on your own :(

we are brainwashed into thinking that the best investment we can make in life is property - this is wrong.
edinburgh property prices are set for a major shakeup.
im constantly keeping my eye on the market and a lot of our clients are property agents and architects.
on the market at the moment there is a growing number of "fixed price" places up for sale rather than this stupid "offers over" price malarky. this shows that the 'offers over' system isnt fooling anyone anymore and people are struggling to get the stupid prices they WISH they could get for their homes.Puss, if you are young and single then renting IS the best option as some rental prices are pretty good at the moment and you dont have to take on any responsibilities. if the heating breaks down then your landlord fixes it - no worries ;)
The market at the moment for buyers is pretty good, theres a decent amount of good fixed price places on the market. - Assumign you have about £200,000 kicking about lol.
it is all getting better though.
im just saving my pennies as i do want a place at the new fountainbridge development in the future.kelpie, i'd rather the place had full glass frontage rather than some of the scottish architecture you see that put stupidly small windows on flats that have awesome views gagging to be looked at outside. this is in keeping with OLD scottish architecture like the old buildings on the mile - at a time when windows NEEDED to be small so that they kept the heat in and the cold out. nowadays theres no need! for small windows!

I was out bid three times on Edinburgh city centre flats. People are making silly 40% - 50% over offers.
The law up here is fookin bonkers and people's desperation to get on the market is inflating prices beyond belief.
But £350K for a kit built 2 bed flat within a 'me too' styled complex. No chance.
