i've found carrara easy and cheap.
it's recently been bought by daz3d:

it's excellent at rendering. more advanced modelling can be done with hexagon2.
landscape + arch can also be done with bryce.
these aren't top end apps, just friendly andcheap ones.

You should be able to download Maya for free from the manufacturer. They have a learning version. You are just limited in your rendering capabilties. But I'm not sure, since Discreet bought them, they might have pulled that, but worth a look. Good luck!

Cinema 4D is dope!

try a few. popular are: Cinema 4d, Maya, 3dStudio Max, SideFX houdini... (maybe not popular, but powerful)
softImage is a great deal @$500, and has a 30day trial without a watermark (unlike maya)

Cinema 4D is the easiest by a mile.
...but all 3D apps take time to get used to.

form z is easy.
i find rhino3d to be really easy and good with nurbs.
3ds would be my recommendation if you are doing architecture. transletion from autocad drawings to 3d environment is easy.
if you have time, invest it into learning maya. it's solid both animation and modelling.
