in answer to te above yes SEO is still a thing.
Your premise implies tat there arent x thousand of real estate agents vying for te top THREE paid positions.
PPC is like a tap. you turn it on and yes leads can come troug (still requires a lot of work) but wen you turn the tap off, that stops.
SEO is about providing long term value upper, middle and lower funnel. attracting people trough the life of them buying property and building trust. its part branding part direct sales. ppc is always focused on the very bottom tip of te sales funnel. some people dont trust te paid ads because of that.
