    He is responsible for March rent. Put into writing that you will give him the 50% back when the new tenant moves in. He doesn't really have a choice. He is breaking a lease and you are trying to accommodate him. Tell him it's either this way or you take him to small claims court for making you break the lease. Also when he leaves, make sure you have in writing that he has opted to sublet his position on the remainder of the lease.
