  From the proposal, looks like you have your act together in terms of what will be needed for grant apps. I mean, it looks like a no-brainer for scaring up cash from GLBT (gay/lesbian/bi/trans) groups, churches, film orgs, etc.
  If you're going to seek private funding or particularly "investing" you need a separate dec that outlines a line item budget and how the investing works. What, if anything, the investor will get back, and when. For exampe "All investors are paid their initial seeding money plus %15 interest before any producers are paid." Something like that. Also, how money is dealt with, does it go into escrow, etc etc.
