I live in Downtown Long Beach, which totally fuckin rules! Seriously, you should consider long beach. Its a really good mix of city and beach. I live 2 blocks from the sand and also about 20 really cool bars/restaurants etc within steps from my house.
Also, the commute to newport would be about 20 mins, but you get to take PCH and drive next to the ocean every morning, not a bad way to start the day.
