"works for me?" ...direction like that makes designers lose jobs.
Here's what I noticed:
- "WELCOME" up-top seems out of place and since its in the same typeface as REALTOR, I lean towards thinking RWSSC mean Realtor Welcome...
- Dashed-lines. Why? At least not between the nav buttons. Looks like cut-out coupons.
-Margins: increase the spacing between the tan box and the login section.
-I like your overall grid and placement of sections (content, search, login, etc.)Nix

thanks for taking a look everyone! anyone else?
I'll take some time and possibly re-evaluate my color selections. viewing it in my office (under fouresent lights/older monitor/etc) it feels a bit flatter than it did in my studio...
I agree, there needs to be some more profound imagery (esp. on the homepage) I am hoping that they can send me some nice pics, because as of now, they've sent nothing - nice imagery is a must for a real estate site.
The "Welcome" text does feel akward, I'll do something about that....
The dashed lines..... I added them to break up the menu, and liked how they compartmentalized the search/member login/announcement sections so I left them.... Without eating up too much dev time, I'll investgate some other options.
I appreciate the input - Thanks!

Just an update.....
Got some feedback, from the client... having their building as the main image was a must, so i asked them to send images of their building and kind of went back to the drawing board....the idea was to have a standard layout, but give it interest and maintain a fresh look by use of color and imagery (to be controlled w/ css).
my initial thought was to have a layout for each season.... i showed the client two (still waiting for any revisions....so i thought i'd see if the folks at nt had any suggestions
thanks in advance!

thanks a ton guys!
yeah diglee, final content will determine how all of the details fit - most of the time i design everything "airy"( with dummy text for content), and the client enters WAY too much text in the areas, which loses my initial effect - so we'll see how this turns out
i really felt like i had a better game plan after running the initial design by the crew here, with a few close colleagues and (of course) client input! hope they like it!
thanks again!
