Coming from the industry I don't suggest you do that. Where are you? You will be entertaining countless offers during this market. Do you have any close friends or family that are Realtors or even mortgage loan officers?

assuming as a designer/photographer, I can stage my home well and take care of the sellsheets, do I start posting on websites and hosting open houses in the spring?

I worked in California, won't give any advice about N.Y.
Have you gotten a good appraisal yet? How do you plan on listing it? You'll need access to listings. You can eventually save a good chunk of money if you do it yourself. People will tell you it's a 'buyer's market' which is true, but as far as I know the first time buyer tax credits have all expired and there is no talk of extending them. (which means it's more a market for investors)
When congress comes back to "work" they are suppose to focus on Fannie and Freddie, wait it out a couple weeks see what happens.

I have a home north of Atlanta. I tried to sell it, but it is now worth a bit less than I owe.
I didn't want to short sell, I don't want my credit to get messed up.
I'm going to take it off the market for a year.

Driving around all day looking at comps
Staging (more important than most folks realize)
Tracking down reliable contractors to repair/change things in a hurry
The whole "This Place is wonderful because..." spiel
Market valuation, blah, blah, blah!Geez! Good luck!

If you are in NY use StreetEasy. Try to market your self. If it doesnt work, get a pro.
