  Followingon from my other thread(this could be the best or worst place to ask this)

  For a cash purchase, no chain, on a property which in all likelihood would mean you're in a chain. Is there a rule of thumb for how much you can knock the price? 10% 5%??

  Try 10% but really it's really down to how desparate the seller is to move
