I am moving to a new location and wondering if I should pay last month's rent. It is mentioned in the lease that I pay everything in full and landlord returns my deposit after I moved out. However in this economy I would rather skip the last rent and let him keep my deposit. Anyone dealt with that before and what can be the consequences?

"In this economy"
That should work both ways, no?I think you should pay up.

try talking to the landlord, he might be amenable. plus, you didn't pay first and last months' rent when you moved in?
- yeah, just ask, some landlords are considerate.richardkark

I always use the security deposit as the last months rent. that way new rant or mortgage payments don't overlap.

How is your landlord? Good person, trustworthy? Or shady?
I ask because the only time i ever skipped out and used security for the last month rent was becuase the landlord was a shit, and everyone in the building told me "You will NOT get your deposit back."

Use security deposit as last months rent, period!

you'd rather let him keep your deposit? i dont know about other states but in CA you can charge your landlord interest on your security deposit, id have to look up the rate - but its worth it to keep track of, expecially if its a decent amount. I say play by the rules of the lease, they can sue you if you don't, you can sue them if they dont.

I've done this at pretty much every place I've lived. No problems unless you need a reference

you'll need a reference, why not ask him whether that's fine? Your deposit also should have been accruing interest usually 3% maybe less these days.

thanks for all your suggestions. I still can't make up my mind.

In my area there are renter's rights (mostly because of the colleges). They say they can't make you pay the last months, just first and a deposit
- epete220
definitely pay, you dont want that to go on your rental history of you will never be able to rent again. or at-least rent a descent place.
- zaq0
is there such thing as rental history?

request an early move-out inspection with your landlord, mention you'd like to look into expediting your deposit's refund but discuss the matter in specific detail when you are face to face.
- including the interest accrued_salisae_
- thanks, sounds like a good solutionzaq
- i may do this as well .. so thank you for bringing up the topic! are you moving january 1st? i thought i was the only one._salisae_

it was a big mistake to pay last month rent. The landlord just informed me that I am not getting money back because I painted a side of the wall in the kitchen.

KARMAS a bitch
pay up

with first, last and security. does not the sum you pay in security add up to one months rent? mine did
- last month is the security. It's actually against the law to take 2 rents as security in NYzaq
